In these times of ever tightening credit lines we are indeed starting to feel the trickle-down effect from the US and Europe here in the Dominican Republic. However, for the few investors with cash and developers who are able to think "outside of the box" and maneuver with creative financing, the opportunities are endless.

In the Dominican Republic most properties are owned outright, as it has only been in the past 3 years or so that mortgages have been available, so we are not seeing the frenzied scramble of owners trying to sell quickly to avoid foreclosure, but we are seeing sellers deciding that they don't want to wait and year or two until the credit crisis has passed in order to offload their properties. Sellers are becoming more negotiable with pricing and terms and in the past 4 months we have even seen some joint ventures which would have been near impossible only one year ago.

Recently we have come across several properties that are incredible opportunities. One in particular is the type of property that answers the question that every smart investor asks his commercial broker; "if you had x amount of dollars, what would you buy to make the best return?"

This property is definitely the one I would buy if I had the funds (in fact, I still may if I can find the financing! Wink. It has 1.4 million square meters which is equivalent to just over 360 acres. This property is wide on the beachfront and one of its best features is that it has an ocean frontage of over 7 kilometers. It also has a natural hurricane hole which makes the property a perfect location for a marina. The asking price.......  only $11/m2 (US$15.9MM)!!!

For a developer, this property is perfect. For an investor, who just wants to land bank... also perfect because even if you buy this land and do absolutely nothing with it, you will be sure to realize an incredible appreciation over the next 3-5 years.
