I recently submitted an article about the real estate profession in the Dominican Republic 🇩🇴 to Ezine and was thrilled by the positive response! Many potential clients were fascinated by how different the real estate world is here compared to North America — even though the buying process itself feels surprisingly familiar. 🏠✨

 

Since I was a licensed Realtor in Canada 🍁, adjusting to the way Dominican Republic real estate operates was honestly tougher for me than it might be for someone new to the profession. When I explain listings and commissions to buyers and sellers here, the reactions are priceless 😅 — comments like "You have got to be kidding me!" or "Wow, it's like the Wild West!" are usually a giveaway that someone has worked in North American real estate before!

 

The main reason for this "wild west" feeling? Unlike Canada or the U.S., there’s no true MLS system (Multiple Listing Service) in the DR. 🖥️ Because of that, homes for sale in the Dominican Republic operate under a very different system — one built on non-exclusive listings.

 

🏠 What is a Non-Exclusive Listing?
Because there’s no centralized MLS, sellers often list their property with realtors in the Dominican Republic at once. They only pay commission to the agent who actually brings the buyer. Sellers want maximum exposure — and rightly so! 🌟 If they list with all major brokers, they’re guaranteed their home for sale in the Dominican Republic will show up online for almost every interested buyer browsing listings.

 

This system, however, creates a tricky cycle. Brokers are reluctant to spend big money marketing a property when they might lose the sale to another agent. 📉 Online portals trying to act like makeshift MLS systems end up messy and unreliable because of multiple entries — often with conflicting information like different prices or property details. It's no one's fault directly — it’s simply a result of too many realtors in the Dominican Republic uploading the same listings!

 

🎯 The Challenges for Buyers and Sellers
With no MLS and lots of "copycat" listings, buyers often book viewings with several realtors in Sosua — afraid they’ll miss out on houses to buy in the Dominican Republic. 🏡 They want to be sure they’ve seen every possible option — whether it’s beachfront homes for sale 🌊 or cozy villas tucked away in Sosua 🌴.

 

This leads to double-bookings where a buyer might visit the same property with multiple Sosua realtors. 😬 Then, when an offer is made, two realtors may claim commission rights. Yikes!

 

Luckily, most realtors in Sosua and Cabarete work things out through communication and professionalism 🤝. But still, disputes do happen — and they’re more common here than back home.

 

🏖️ Adapting to Real Estate in the DR
I've learned that the key to success here is open, honest communication 🔑:

 

  • With Buyers: I explain upfront how non-exclusive listings work. I promise to show them every property matching their needs — whether it’s my listing or another broker’s — so they don’t have to "broker-hop" and risk complicated commission issues.

  • With Sellers: I stress the importance of registering each client, updating me on price changes, and keeping listings consistent across platforms. Otherwise, different prices floating around online scare away serious buyers and hurt their sale.
